Thinking about turning your Las Vegas home into an Airbnb? Before you list, it’s essential to understand the city’s short-term rental (STR) laws — because breaking them could mean fines or losing your license.
In the City of Las Vegas, STRs are only permitted in owner-occupied homes with three or fewer bedrooms. Your property must be at least 660 feet from another STR and 2,500 feet from any resort hotel. You’ll need a business license, $500,000 in liability insurance, and a home inspection to meet city codes.
Other key rules include:
- Following noise and parking regulations (driveway only)
- Getting HOA approval if applicable
- Keeping trash properly stored
- Providing a 24/7 contact to respond to guest issues within 30 minutes
- Collecting and remitting Transient Occupancy Taxes
- Violations can result in steep fines or permanent suspension.
